  • What is title insurance?
    It is possible for title issues to get missed during the title search, such as liens, judgments, unknown heirs, forged documents, outstanding taxes, etc. Title insurance is a policy that protects your rights to your new property should those issues arise in the future.
  • Who does the title insurance policy protect?
    There are two main types of title insurance, an owner’s policy and a lender’s policy. The owner’s title insurance policy protects the owner’s rights whereas the lender’s policy only protects the lender.
  • Is title insurance required?
    Title insurance is not required in Virginia, but it is highly recommended due to the protection that it brings. Though, if you are taking out a mortgage on the property, your lender may make purchasing title insurance a condition of the loan.
  • How often will title insurance premiums have to be paid?
    A premium for each title insurance policy will have to be paid once at closing. With that payment, you will be issued a policy. An owner’s title insurance policy will then remain in effect as long as you or your heirs have an interest in the property. A lender’s title insurance policy will remain in effect until the mortgage is satisfied.
